Which amenities are missing from Perch's 115 Vrbo listings, why it costs bookings, and a listing-by-listing work list the team can follow to close the gaps.
Guests can't book what they can't see. Vrbo's audit shows the amenity boxes on Perch's listings are far emptier than the homes themselves. Four everyday items are missing from essentially every listing — soap, shampoo and coffee maker are ticked on none of the 115 listings, toilet paper on two — and 58 listings have no location type set, which is the field behind Vrbo's beach, waterfront, downtown and mountain filters.
That all-or-nothing pattern almost never means 115 separate mistakes. It usually means the amenities are being pushed to Vrbo from the property system (Streamline) and those particular fields aren't mapped. So the first job is a one-listing test (under "How to update") to find out whether a change made in Vrbo sticks. If it does, the boxes are ticked in Vrbo, listing by listing. If it doesn't, the ticks are made in Streamline instead, and they flow to all 115 listings from there.
Beyond the portfolio-wide fields there are 70 listing-specific items to add across 51 listings (iron & board is the most common, missing on 32), and a set of features to confirm home by home — hot tub, fireplace, parking, EV charger, crib, desk — because if the home has one and the listing doesn't say so, guests who filter on it never see the home.
Vrbo lets guests narrow results by amenities and location type: pool, hot tub, air conditioning, kitchen, washer, dryer, wifi, parking, EV charging, fireplace, crib, beach, waterfront, downtown and more. A home that has the feature but doesn't list it simply isn't in the results for that search. The Q3 review already shows Perch's problem on Vrbo is impressions, not conversion — this is one of the few impression levers the team controls directly.
Toilet paper, soap, shampoo, linens, towels, a hair dryer and a coffee maker are the items guests check before booking a whole home and complain about when they're unsure. Listing them removes a reason to hesitate and a reason to message. It also protects the "value for money" and "listing accuracy" sub-scores that feed Premier Host.
Vrbo scores listing completeness. Fuller amenity sets, a set location type and filled-in local information all count toward it. The attractions, leisure and local-services fields are empty on every one of the 115 listings today.
Perch's listings reach Vrbo through Streamline, so there are two places an amenity can be ticked: in Vrbo itself, or in Streamline, which sends the listing content to Vrbo. Only one of them is in charge. The one-listing test below tells you which, in a day, and everything after it depends on the answer.
Log in to the Vrbo owner dashboard → choose the property → Property menu → Edit property → Property details → Amenities. The boxes are grouped (essentials, kitchen, entertainment, outdoor, safety and so on) and you tick or untick and save. Location type sits in the same Property details area, alongside the amenities.
Open CAPHILL418C in Vrbo (it is missing all six portfolio-wide fields), tick Toilet paper, Soap, Shampoo, Coffee maker and Living room, set the Location type to Downtown, save, and write down the date and time. Come back the next day and look at the same page.

Streamline re-sends the amenity list to Vrbo (usually overnight) and overwrites whatever was ticked in Vrbo, so editing in Vrbo is wasted effort. The change is made in Streamline once and reaches all 115 listings. Concretely:
Six fields are missing from most or all listings. Fixing these first clears 610 of the 680 "add" items in the audit, and after that 64 of the 115 listings need nothing further. Do them in whichever system the one-listing test pointed to.
Toilet paper, Soap, Shampoo, Coffee maker, Living room. Every Perch home has these, so they are ticked everywhere without checking the home first. In Vrbo that is one listing at a time; in Streamline it is the unit amenities plus the Vrbo pairing described under "How to update".
Use the one that matches the home: Downtown or Town for Seattle, Beach / Beachfront / Ocean view / Waterfront for Whidbey and Maui where true, Mountain / Mountain view / Rural for Ashford. Only pick what is true; a wrong location type shows up in the listing-accuracy score.
Filter the work list by market and split it between whoever is doing the updates. Items under Add are things Perch supplies in every home; tick them. Items under Confirm & add need a quick check against the home's inventory or house manual first: tick only if the home really has it.

The six portfolio-wide fields are collapsed into one chip per row so the listing-specific items stand out; tick "Show portfolio-wide fields" to see every row in full. Filter to one amenity to get the list of listings missing it, or to one market to split the work. Click a chip to mark it done — it turns green and records who did it and when. "Copy open tasks" turns whatever is still open on screen into a plain-text list.
The audit shows what's ticked, not what's in the home. "Hot tub not listed" on a Seattle townhome is almost certainly correct; on an Ashford cabin or a Maui condo it's worth a look. That's why the feature list is confirm-first.
Heating is treated as not applicable in Maui, and the kitchen, laundry and living-room boxes are confirm-first on studios and one-bedroom apartments, where a kitchenette or shared laundry is normal. Air conditioning is confirm-first everywhere: many Puget Sound homes don't have it.
Pool is shown only for Maui listings in the confirm list, since the Whidbey, Ashford and Seattle homes don't have pools.
Soap, shampoo and coffee maker didn't appear on any listing in the export. They are standard Vrbo amenity boxes, so the most likely reading is that nobody has ticked them; the one-listing test will confirm the box exists and whether it sticks.
Two combined listings (WHID20378B+F and BALL2811A+B) are parent listings for units that also list separately; they're included so their pages match the individual units.
