Premier Host: Where We Stand and the Plan

Vrbo re-checks every listing against the Premier Host rules on November 1. This page shows which of Perch's 115 listings qualify today, which are about to lose the badge, and what the team does — portfolio-wide and listing by listing — to keep and win it.

In one minute

54 of 115 listings carry the Premier Host badge today, but 17 of them are on borrowed time. They failed Vrbo's August 1 check and keep the badge only until the next evaluation on November 1, 2026. Those 17 booked $261K on Vrbo in the last year. Another 26 listings are one test away from earning the badge for the first time.

Vrbo tightened the rules for 2026 — a 4.6 rating instead of 4.4, five reviews instead of three, 99% acceptance and zero host cancellations — and that change alone explains 24 of the misses. Perch is perfect on acceptance and cancellations across the board. The whole gap is review volume and ratings. 21 listings need nothing but one to three more Vrbo reviews; 18 need their average to move from 4.3–4.5 to 4.6, which a handful of five-star reviews also does.

The plan is one routine (a review request on every checkout, plus a message to past guests on the listings that are short) and one clean-up (the cleanliness and value scores dragging a few homes), run between now and October 25 so the results land before the November 1 check.

The program

Five tests, checked four times a year, listing by listing

Since early 2026 Vrbo awards Premier Host per listing rather than per account. A listing needs all five of these over the trailing 12 months. Vrbo re-evaluates on February 1, May 1, August 1 and November 1; a listing that fails keeps the badge through one grace period and loses it at the next check if still short.

The rules and where Perch's listings sit

Counts are listings failing each test among the 78 the audit flagged; 37 listings pass all five.

What the badge buys

Vrbo lists the benefits as the Premier Host badge on the listing, inclusion in the "Premier Host" search filter, an automatic increase in search position, priority 24/7 support and consideration for Vrbo's own promotions. In Perch's portfolio the search effect is visible: mature Premier listings drew 44% more impressions per listing than mature non-Premier listings over the last 12 months (15.5K vs 10.8K). The Q3 review found Vrbo's decline is an impressions problem, which makes this the cheapest visibility lever available.

What changed for 2026. Rating 4.4 → 4.6, reviews 3 → 5, acceptance 95% → 99%, host cancellations ≤1% → 0%. 24 Perch listings ($364K of last-year value) would have passed the old bar and miss the new one.

One routine, one clean-up, one deadline

Make the review request part of every checkout

Vrbo guests have up to a year after checkout to leave a review, so the pool of guests who can still review is large — but once Perch submits its review of the guest, the guest has only 14 days left. So: send the request first, then review the guest. Checkout-day message asking for the review, a reminder three days later if none has arrived, and a standing note in the checkout checklist that Vrbo reviews are requested on every Vrbo stay, not just the short listings. Aim it at guests who left glowing private feedback; a request to an unhappy guest lowers the average.

Go back to past guests on the short listings

59 listings are short on reviews and together need 185 to clear the bar — but the 21 that need only reviews need 47 between them, one to three each. For those, message every Vrbo guest from the last 12 months who hasn't reviewed. Two 5-star reviews also lift a 4.5 average to 4.6 on most of the rating-short listings (a listing at 4.5 with eight reviews reaches 4.6 with two more five-stars), so the same routine works both lists.

Fix the scores that are dragging, then ask

Where the average is low for a reason, requesting reviews first just locks the reason in. Ashford's cleanliness scores (PACK136 3.2, ASH231 3.7, PACK117 3.8) point to housekeeping QA on the busiest cabins; Whidbey's "value for money" scores (WHID1991 2.0, WHID1608 3.8) point to pricing or expectation-setting; WHID20378F is 3.0–4.0 on every sub-score and needs a walk-through. Fix, then run the review routine.

Protect the two perfect scores

Every listing with data is at 100% acceptance and 0% host cancellations, and the 2026 rules allow no slack: a single host-initiated cancellation fails the test for 12 months. Owner closures, maintenance and double-bookings go through Vrbo support as owner- or platform-initiated, never as a host cancel. Keep Instant Book on (114 of 115 have it; MAG2323 is the exception) so there are no requests to leave unanswered.

Start new listings on the routine from day one

Five bookings and five reviews is the entry ticket. The five listings with no data yet and the 14 with three flags are mostly new (2025–26) or combined listings; the review ask in every checkout message gets them there in a season rather than a year.

Every flagged listing and what it needs

Vrbo's Premier-tab figures for each listing. "What's needed" is the exact test the listing is missing: reviews shows how many more; rating means the average is under 4.6; bookings means fewer than five in the past year. The Progress chips are shared ticks: mark past guests messaged when the outreach has gone out, fix underway when the sub-score issue is being handled, and done once the listing meets all five tests in the Vrbo dashboard.

How to read the numbers

Thresholds come from Vrbo's help center (4.6 rating, 5 reviews, 5 bookings or 60 nights, 99% acceptance, 0% host cancellations, evaluated Feb 1 / May 1 / Aug 1 / Nov 1). The flag counts in Vrbo's audit reproduce exactly under those thresholds for all 78 flagged listings, so "what's needed" is derived, not guessed.

Rating and review counts are Vrbo's Premier-tab figures, which use the program's own trailing-12-month window. They can differ slightly from the counts shown on a listing page or in the performance tab (different snapshot dates). Booked value is the last 12 months of net Vrbo bookings.

"No data" listings are the combined parent listings (WHID20378B+F, BALL2811A+B) and listings too new to have any Premier history (WHID2934#, CAPHILL620B*, NG2100). They fail all five tests by default until they have stays.

Grace period is Vrbo's term: the listing failed the most recent check but keeps the badge until the next one. Whether reviews submitted in the last days of October count toward November 1 is a question for Vrbo; the timeline here assumes a few days' buffer.

The 44% impressions figure is a comparison of Premier and non-Premier listings live since before 2025; Premier listings are also, on average, better-established listings, so treat it as the direction of the effect rather than its exact size.
